Do Concrete Decks Add Value to Home?

Backyard decks have replaced patios and front porches. Decks are a good option since you can catch the summer breeze and talk to your neighbor on their deck. Decks and patios are built with ample space that can fit a table and grill. Compared to front porches, decks are more versatile, and they provide privacy from street traffic. If you are considering selling your home, you need to increase its value by considering some home improvement projects. There are different ways to add value to your home. Adding a concrete deck is one of the best ways to ensure you get a high reward.

A deck, which cost $10,000 to build added $8,000 to the total value of the home.  According to architecture survey, about 98 percent of homeowners and buyers want decks. However, you need to be careful when choosing decks as your home improvement project. You have to look around your neighborhood before making any significant improvement. Your project must be in step with the rest of your region. For example, adding a lavish iron gate will increase the value of a house in upscale homes, but not in a working-class area. Homebuyers may not meet the extra money you are asking to recoup the amount you spent on the project. Before building a deck to enhance your home, consider the market value of your area first.

Building a deck is a good investment because it increases the living area at a low cost per square foot. The return will vary according to where you live. If you live in an area where construction costs are high, the deck will be expensive to build. In other areas such as the Pacific West, outdoor living is throughout the year. As a result, decks are a substantial investment. You also need to consider where you are building your deck.

A valuable deck must be accessible from the main living areas. If it faces the north, you will have the sun facing you all day, but it might get too hot during the summer. If your house is exposed to winds from one direction, it is not wise to build it there. However, you can counteract these aspects by including adequate shade or creating an exterior wall. When making a deck, you have to weigh up the advantages and disadvantages of each position and add some extra designs.

Most people do not know what design is best. Think about the size and what you intend to use the deck for. If you often entertain many people, then it is ideal to build a wide deck. If you want to have different viewpoints, make an extended deck, which wraps around the main living areas. You can also include a level to drop down into so that you create some privacy and achieve a good design. The idea is to increase the value of your deck and at the same time fit in with your house.
